Who is building
in Dubai

The developer matters as much as the postcode. Here is who is actively selling, what they build, and how their current projects are priced.

Choosing a developer in Dubai

Two projects at the same price in the same community can behave completely differently depending on who is building them. The developer determines when you actually get the keys, what the finish looks like against the render, how the service charge is set once the building is handed over, and how easily you can sell before completion.

Government-backed and listed developers such as Emaar, Nakheel and Aldar have the longest delivery records and tend to hold value best on resale, at a higher entry price. Large private developers like Damac and Sobha sell at scale with flexible payment plans. Smaller and newer names often price below the market and offer the softest deposits, which can be the right trade if you have done the work on their track record first.

Whatever the name on the hoarding, the protections are the same: the project must be registered with the Dubai Land Department, your payments must go into a project escrow account tied to construction progress, and the binding terms are the ones in the sale and purchase agreement rather than the brochure. We check all three before we recommend anything. Tell us what you are after and we will tell you honestly which developers fit.
