Danube Properties is the residential development arm of Danube Group, the Dubai building-materials business Rizwan Sajan started in 1993; the property company was launched in 2014 and remains privately held. It is one of the more prolific private developers in Dubai's affordable and mid-market segment, and is widely associated with the 1% monthly payment plan it popularised. Its scale comes from a high number of mid-sized residential towers rather than from master communities.

What Danube builds

High-rise apartment buildings, mostly studios to three-bedroom units, typically delivered furnished and with a long amenity list; affordable to mid-market pricing with entry units often under AED 1 million. Concentrated in Jumeirah Village Circle and Triangle, Arjan, Al Furjan, Dubai Silicon Oasis, Dubai Sports City, Dubai Studio City, Dubai Science Park, Al Warsan/International City, Jumeirah Lake Towers, Business Bay and Dubai Maritime City.

Danube has been handing over in Dubai since the mid-2010s. As of mid-2026 the company reported 32 projects launched, 16 delivered and 16 under construction, and it has publicly announced early handovers at Pearlz in Al Furjan and Opalz in Dubai Science Park. In July 2026 it said it would hand over 11 projects over the following twelve months, among them Elitz, Oceanz, Viewz, Sportz, Fashionz and Oasiz. For its volume the delivery record looks comparatively consistent, though the handover claims are largely company-reported. The practical caution for buyers is product rather than delivery: units are small-format and high-density with extensive shared amenities, which affects service charges and resale depth more than it affects handover.
