1. About these terms

These terms govern your use of this website. By browsing it, submitting an enquiry or otherwise using it, you accept them. If you do not accept them, please stop using the site.

We may revise these terms from time to time. The version published here at the moment you use the site is the version that applies.

2. Our regulatory status

House2Home Real Estate Properties LLC is a real estate brokerage licensed in the Emirate of Dubai and registered with the Real Estate Regulatory Agency under Office Registration Number 12519. Our brokers hold individual Broker Registration Numbers issued by the Dubai Land Department. We act as a broker. We are not a developer, a lender, a mortgage provider, a valuer or a law firm, and nothing on this site should be read as an offer of those services.

3. Using this website

You may use this website for your own personal or internal business purposes in connection with a genuine interest in property. You must not:

• scrape, harvest, copy or systematically extract the listings, project data, photographs or any other content, whether manually or by automated means;
• republish, resell or redistribute any part of the site, or use it to build or populate a competing service or database;
• submit false or misleading information, impersonate another person, or use the enquiry forms to send unsolicited commercial messages;
• attempt to gain unauthorised access to the site, probe it for vulnerabilities, or interfere with its normal operation;
• use the site in any way that breaches applicable law or infringes the rights of anyone else.

4. Property listings

Listings are published in good faith and are kept current as closely as our systems allow, but you should treat everything on this site as a guide rather than a statement of fact.

• Property details, including photographs, floor plans, areas, prices, service charges and availability, are supplied by owners, landlords, developers and third-party platforms. We do not independently verify every detail and we cannot warrant that any of it is accurate, complete or current.
• Stated areas are approximate and may be measured on different bases. Photographs and virtual tours may have been taken at an earlier date, may show a different unit of the same type, and may have been enhanced or staged.
• Prices are quoted in UAE dirhams, exclude transfer, registration, agency and other transaction costs unless we expressly say otherwise, and may change or be withdrawn without notice.
• A listing being visible on this site does not guarantee the property is still available.
• Nothing on this site constitutes an offer, an invitation to treat capable of acceptance, or any part of a contract. Contracts for sale or lease are formed only in writing through the proper documentation and, where required, registration with the Dubai Land Department.

You should satisfy yourself on all matters material to your decision, including title, measurements, condition, permitted use, service charges and the identity and authority of the counterparty, through your own inspection and your own professional advisers.

5. Off-plan projects

• Off-plan project information on this site, including starting prices, payment plans, unit mixes, sizes, amenities and anticipated handover dates, is published by developers and aggregated from Property Finder. It is indicative and is frequently revised.
• Computer-generated images, renders, masterplans and show-unit photography are artist's impressions. The finished property may differ in layout, finish, outlook, landscaping and specification.
• Anticipated completion and handover dates are estimates set by the developer and are commonly subject to change. Delay is a recognised feature of off-plan development.
• A starting price is the lowest price in a release at a point in time. It may not reflect the price of any unit actually available to you, and prices typically rise across a release.
• Payment plans shown as a ratio, for example 20/50/30, are summaries. The binding terms are those in the developer's sale and purchase agreement.
• Buyer payments on registered off-plan projects in Dubai are generally required to be made into a project escrow account regulated under the applicable escrow legislation. You should confirm the escrow arrangements for any specific project before paying anything.
• Nothing on this site is a forecast or guarantee of capital appreciation, rental yield, resale liquidity or any other financial outcome. Past market performance is not a reliable indicator of future results, and property values can fall as well as rise.

6. No professional advice

The content of this site is general information about property and the Dubai market. It is not legal, tax, accounting, mortgage, valuation or investment advice, and it does not take account of your personal circumstances, objectives or risk tolerance. Before committing to any transaction you should take independent advice from suitably qualified professionals.

7. Enquiries and appointment

Submitting an enquiry, requesting a valuation, registering an interest in a project or messaging us on WhatsApp does not appoint us as your broker, create an agency relationship, reserve a property or unit, or oblige either of us to proceed. An appointment arises only under a signed agreement, in the form required by Dubai Land Department regulations where applicable.

We aim to respond to enquiries promptly during business hours but do not guarantee a response within any particular time.

8. Commission and fees

Brokerage commission, property management fees and the cost of any other service are agreed in writing before we act, and are governed by that agreement rather than by this website. Government fees, including Dubai Land Department transfer and registration fees, Ejari registration and developer administration charges, are set by the relevant authority or developer and are payable in addition.

9. Intellectual property

The House2Home name, logo and brand, and the design, text, layout, code and compilation of this website, belong to us or are used under licence. Photographs and project material supplied by developers, owners and Property Finder remain the property of their respective owners and are displayed for the purpose of marketing the properties concerned.

You may view pages and print or download extracts for your own personal, non-commercial use. All other copying, adaptation, publication or commercial exploitation requires our prior written permission.

10. Third-party content

This site embeds and links to third-party services, including Property Finder, Google Maps, WhatsApp, Instagram, Facebook, TikTok and LinkedIn. We do not control those services and are not responsible for their content, availability or practices. A link is not an endorsement.

11. Availability and changes

We try to keep the site available and up to date, but we provide it on an "as is" and "as available" basis. We may change, suspend, restrict or withdraw any part of it, including any listing or project page, at any time and without notice. We do not warrant that the site will be uninterrupted, timely, error-free or free of harmful components.

12. Limitation of liability

Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

Subject to that, to the fullest extent permitted by applicable law we are not liable for any loss of profit, loss of business or revenue, loss of anticipated savings, loss of opportunity, loss of data, or any indirect or consequential loss, arising from your use of this website or your reliance on any content on it. Our total liability in connection with your use of this website is limited to the amount, if any, you have paid us in respect of the service to which the claim relates.

This section does not affect the separate terms that govern any brokerage, leasing or property management service we agree to provide to you.

13. Indemnity

You agree to indemnify us against any claim, loss, damage, cost or expense arising from your breach of these terms, your misuse of this website, or any unlawful or infringing use of the content on it.

14. Privacy

Our handling of personal data is described in our Privacy Policy, which forms part of these terms.

15. Governing law

These terms, and any dispute or claim arising out of or in connection with them or with your use of this website, are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction, save that we may bring proceedings in any other competent jurisdiction where necessary to protect our rights.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions continue in full force.
