Aldar Properties PJSC
Aldar Properties was incorporated in Abu Dhabi on 12 January 2004 and listed on the Abu Dhabi Securities Exchange the following year. Its register is dominated by Abu Dhabi state-linked institutions — Alpha Dhabi Holding at 31.63% and Mubadala Investment Company at 26.26%, the latter raised from 25.12% in August 2026 — and it merged with Sorouh Real Estate in June 2013 to become the emirate's main master developer. It is primarily an Abu Dhabi company: its first Dubai residential community was launched in 2023, through a joint venture with Dubai Holding.
What Aldar builds
In Abu Dhabi, large mixed-use destinations and prime island residences such as Yas Island, Saadiyat and Al Raha Beach. In Dubai it builds low-rise master communities rather than towers — Haven by Aldar in Dubailand, Athlon and The Wilds — aimed at family villas, townhouses and apartments in the mid to upper-mid tier. In February 2026 the Dubai Holding joint venture was expanded with two further plots for nearly 14,000 homes and a gross development value above AED 38bn: a family community opposite Nad Al Sheba launching in 2026, and an ultra-luxury waterfront development on Palm Jebel Ali with sales expected from 2027.
Aldar has been delivering in Abu Dhabi for over twenty years and is financially substantial, reporting FY2025 group sales of AED 40.6bn and net profit of AED 8.8bn. In Dubai specifically the record is short: Haven, its first Dubai residential community, launched in 2023 with the first phase targeted for Q3 2027, so Dubai buyers are relying on the group's Abu Dhabi delivery history rather than a completed Dubai project.
