Beyond (Beyond Developments) was launched on 12 September 2024 by Omniyat Group as a separate brand through which Omniyat develops whole districts rather than single buildings. Its principal role is as master developer of Dubai Maritime City, where it controls around 8 million sq ft of an 11 million sq ft mixed-use waterfront district on the Jumeirah coastline, split into a Bay District and a Forest District. Mahdi Amjad, Omniyat's founder, is behind the brand, and individual towers are developed through Omniyat Group entities — Aria, for instance, through Blue Star Real Estate Development — which is worth checking on any specific sale and purchase agreement.

What Beyond builds
High-rise waterfront apartment towers with design-led architecture and wellness and hospitality amenities, in the premium to luxury band. It is associated above all with Dubai Maritime City, and its wider portfolio also lists projects at Dubai Islands, Business Bay, Palm Jumeirah and Marjan Beach in Ras Al Khaimah.
Beyond is a two-year-old brand and its Dubai Maritime City towers are still being completed, with handovers scheduled from roughly 2027 onward — Aria, the furthest along, was reported at about 72% complete in April 2026 with completion revised to Q1 2027, so progress varies a good deal by tower and should be checked individually. What a buyer is really underwriting is parent Omniyat, which has been developing in Dubai since 2005 and has delivered The Opus (which opened with the ME Dubai hotel in 2020) and One at Palm Jumeirah, so the group has a demonstrated record at the ultra-luxury end. Because Beyond is also master developer of the district, the surrounding infrastructure and the towers are being built in parallel — worth asking what will actually be finished around a unit at handover.
