Zaya
Zaya is a small, privately held UAE developer established in 2008 and run by its co-founder and CEO, Nadia Zaal, who previously led Al Barari Group as chief executive. It works in low volumes on a handful of projects at a time rather than at mass-market scale, splitting its activity between Abu Dhabi and Dubai. Its Dubai entity, Zaya Living Real Estate Development, has four Dubai projects on the DLD register, spanning completed, under-development and planned stages.

What Zaya builds
Landscape-led, low-density product rather than high-rise volume: private-island villas (Zuha Island on The World, and Nurai Island in Abu Dhabi), a planned villa community at Saih Shuaib 1 (Lunaya, around 564 units), and one completed 33-storey residential tower in Jumeirah Village Circle. The island product sits at the very top of the market, with Zuha villas listed from about AED 68-72 million; Lunaya four-bedroom villas have traded in pre-registration sales at roughly AED 6.4 million to AED 13.1 million, and the JVC tower is mid-market.
A boutique output with long timelines, and a record thin enough that it should be checked project by project. Nurai Island was targeted for completion by the end of 2010 and was publicly reported in February 2011 to have been cut back, with delivery following over subsequent years. In Dubai, Hameni Tower in JVC started construction in August 2014 against an original estimated handover of December 2017 and was completed in April 2020. Zuha Island villas were scheduled for handover around Q2 2025. Lunaya and Lunaya Terraces remain at planning stage with construction not started. Expect a small developer's pace rather than fixed-date handovers, and check the DLD-registered completion date and escrow status for the specific project.
