Palma Development
Palma Development is the development arm of Palma Holding, a private family-run Dubai group founded and still led by Kareem Derbas as founder and CEO, with Omar Derbas and Natalie Derbas in senior roles. The two founding dates sometimes reported for the business are both the company's own and are not in conflict: Palma Holding was founded in 1998, and Palma Development, the freehold development business, was established in 2002. It is deliberately small-volume and high-value, working almost entirely in prime waterfront locations.
What Palma builds
Low-rise and mid-rise luxury apartment buildings, penthouses and villas in waterfront locations, with repeat use of architect Hazel Wong — she designed Serenia Residences and Olivara, which the developer described as its third project with her. It sits in the high-end tier, with Olivara in Dubai Studio City as its one mid-market product. Communities: Palm Jumeirah, Dubai Marina, Jumeirah Islands and Dubai Studio City.
Palma has real completions in prime Dubai rather than launches alone: Silverene Towers in Dubai Marina, Olivara Residences & Park in Dubai Studio City (250 units, launched 2020, with its first phase ready for occupancy at launch) and Serenia Residences on Palm Jumeirah, handed over in December 2018. Serenia Living on the Palm Crescent — 226 apartments and penthouses across four towers, under construction from June 2022 — was recorded at 94 per cent complete in October 2025 against a Q4 2025 target and completion has since been announced, though we could not confirm the handover date from a primary source. The pipeline, Serenia District at Jumeirah Islands and West Residence within it (designed by Nikken Sekkei, targeted for Q4 2028), is years from handover, so a buyer today is relying largely on that earlier record.
