Prestige One Developments
Prestige One Developments is a private Dubai developer and the property development arm of Prestige Holding Group, led by founder and CEO Ajmal Saifi. The group states that it dates to 1968 and that it entered Dubai real estate in 2007, but as a developer under its own name it is recent: by its own account it moved from investor to developer in 2023. Gulf News reported in April 2026 that it had nearly 2,500 units under construction across more than 20 active Dubai developments; its own pages give conflicting portfolio counts (22 projects listed on the projects page against 30-plus claimed elsewhere), so treat totals with caution.

What Prestige builds
Mid-rise and high-rise apartment buildings, a line of branded residences (Hilton Residences at Dubai Maritime City, FAUCHON Résidences at Jumeirah Garden City) and three Palm Jumeirah villa projects. It operates in the upper-mid to premium tier rather than ultra-prime, concentrated in investor-driven districts: Jumeirah Village Circle, Dubai Sports City, Meydan Horizon, Dubai Islands, Dubai Maritime City, Barsha Heights, Majan and Dubai Land Residence Complex.
The delivery record is thin but real: two completed buildings, The Residence in JVC and Vista in Dubai Sports City (140 units over 16 storeys), both handed over in April 2026, with the Vista ceremony on 16 April attended by Dubai Land Department and Dubai Development Authority officials. Project records show The Residence was originally estimated to complete in March 2025, so it ran roughly a year past its first target — not unusual in Dubai, but worth knowing; no original date for Vista could be established. Everything else in the portfolio is still under construction, so a buyer is underwriting a developer with two completions behind it rather than an established handover history.
