Zoya Developments
Zoya Developments is a new entrant to the Dubai market, launched in 2024 as the UAE development arm of Columbia Group, a family-owned Indian business. Farooq Khan is chairman and managing director and Shoaib Khan is chief executive. On entry the company announced an investment programme of over AED 2 billion across three years. It currently lists around nine residential projects in Dubai, all off-plan.
What Zoya builds
Mid-rise apartment buildings in the entry-level to lower-mid price band, with one- to three-bedroom units and post-handover payment plans on most projects — Pristine at Al Furjan, for example, launched at around AED 960,000 for a one-bedroom and roughly AED 2.5 million for a three-bedroom. Its projects sit in Al Furjan, Dubailand Residence Complex and Dubai South.
Zoya has no completed Dubai project and no handover record: every project is under construction, with the earliest completion, Pristine at Al Furjan, scheduled for Q1 2027 and others running into 2028 (Izel at Dubailand Residence Complex is slated for Q3 2028). Buyers should treat it as an unproven developer in this market, verify escrow registration and current construction progress for the specific project with Dubai Land Department rather than relying on marketing material, and not assume the parent group's Indian track record transfers to Dubai delivery.
