Expo City Dubai
Expo City Dubai is the master developer and planning authority for the district built on the Expo 2020 site, and is wholly owned by the Government of Dubai. It took on a residential development role in 2022, after the world expo closed, converting the site into a permanent mixed-use city. Alongside its own homes it releases parcels to other developers to build within the masterplan.
What Expo builds
Low-rise villas, duet villas, townhouses and apartments inside a walkable, car-light masterplan, in the mid to upper-mid tier, across Expo Valley, Al Waha Residences and Sidr Residences.
As a government authority rather than a private developer, Expo City is building out infrastructure it already owns and operates, and the district's roads, metro link and public realm are largely complete from the expo itself. Its residential record is short, having started in 2022, so confirm the handover quarter on the specific phase you are buying.
