Sobha Realty
Sobha Realty is the UAE arm of the Sobha group, which P.N.C. Menon founded in 1976 as an interior decoration firm in Oman before moving into development, expanding to India in 1995 with Sobha Developers in Bangalore. It entered Dubai in 2003 and is privately held by the Menon family, as a separate company from Sobha Limited, the group's listed Indian business. Its Dubai scale is anchored by Sobha Hartland, an eight-million-square-foot freehold and mixed-use community inside MBR City launched in 2014, and by Hartland II alongside it.
What Sobha builds
Upper-end apartment towers and waterfront high-rises plus villa and townhouse districts, operating in the premium and luxury price tiers rather than the entry market; associated above all with Sobha Hartland and Hartland II in MBR City, and also building at Ras Al Khor, Dubai Harbour, Wadi Al Safa 2 (Dubailand), Motor City, Sheikh Zayed Road, JLT and Siniya Island in Umm Al Quwain.
Sobha is unusual in Dubai for building through its own in-house teams rather than appointing third-party main contractors, covering design, construction, glazing, metalwork and furniture manufacturing — a backward-integrated model the company sets out on its own site, and the subject of a 2018 Harvard Business School case study on the group's Indian operations and the replication of that model in the Middle East. It has been developing in Dubai since 2003 and has handed over multiple phases at Hartland, which makes it one of the longer-established private developers here. The trade-off is price: its units typically sit above comparable stock in the same areas. As with any developer, check the specific tower's RERA construction percentage and escrow status before committing.
